This charge covers the internal and external cleaning to blocks. This includes cleaning of ground floor communal windows and main entrance doors. Any windows above the ground floor are cleaned under the window cleaning contract. Additionally, the caretaking cost includes the removal of bulk waste from estates only (not street based properties) and an out of hours service where required.

 

This charge covers the cleaning of the glass for communal windows above ground floor level which is carried out once every 2 months by our contractor. If you would like a list of proposed cleaning dates for your estate please email housing.enquiries@redbridge.gov.uk

 

This charge in general covers maintenance of all “green” areas. This would include grass cutting, weed spraying, maintenance of shrubs etc. Individual private gardens are not included. The grounds maintenance service does not include removing grass cuttings, this is normal practice on a contract of this nature; to include this would significantly increase costs.

 

This charge relates to the servicing of the controlled door entry system only. This does not include any repairs that may be done through the year. We carry out the service of all equipment that controls the door entry system and provide a report on any maintenance issues. The servicing is carried out twice a year. This is usually when the clocks change so that the timers can be updated.

 

This charge relates to the powering of communal items such as lighting, lifts, CCTV cameras and controlled door entry systems. The charge you receive directly from your provider will relate to the electricity usage within your property. The charge you receive as part of your service charge is for communal areas only.

 

This charge relates to the heating of communal areas in your block. Repairs are not included in this charge. If your flat is heated by a communal system (block controlled)  we will maintain that part of the system, which is outside your flat i.e. the boiler, and communal pipework. 

The charge you receive directly from your provider will relate to the heating within your property. The charge you receive as part of your service charge is for communal areas only.

 

This charge relates to the servicing of the CCTV cameras and associated equipment. We carry out a routine service of all CCTV cameras and associated equipment every quarter and also provide a report on any maintenance issues twice a year.

 

This charge relates to the servicing of the lift.  The servicing is carried out once a month. This does not include any repairs that may be undertaken throughout the year.

 

This charge covers the cost of servicing the communal TV aerial equipment. This does not cover individual connections or any Sky equipment. The servicing is carried out every 4 months.

 

Estate keys and fobs can be purchased by appointment at Orchard Housing Office (152 Broadmead Road, Woodford Green, IG8 0AG).

You will need to  provide the following ID information when you attend your appointment:

  • proof of address (this can be a recent rent letter/service charge bill or similar)
  • if a sub-tenant requires a key or fob, then the actual leaseholder will need to present themselves with the relevant information.

The cost of replacement keys or fobs is included in the schedule of fees and charges above.  Payment options:

  • card payment at Orchard Housing Office
  • invoice payment:  we can email you an invoice which can be paid at any pay point or post office.  You will then need to post or email us a copy of your receipt. We will then post the fob or key to you by recorded delivery.
  • we do not take cash.  However, when you attend your appointment we can issue you with an invoice which can be paid cash at the neighbouring shop on Orchard estate. You would then need to bring the receipt back to Orchard reception when we will issue the key or fob to you. 

 

If you live in your flat and are unable to clear your major works invoice, a monthly instalment repayment plan can be discussed with you. The payment term will depend on the amount outstanding:

For amounts over £5,000 we have introduced the following new repayment plans:
