Being a landlord/agent in private rentals
Redbridge welcomes and wants to support good landlords and agents who operate within the borough. This page is to help them understand the basic requirements which they need to know to operate responsibly and professionally.
There are several links below to where you can seek more detailed information. A landlord and agent must,
- Keep their rented properties safe and free from health hazards.
- Make sure all gas equipment and electrical equipment is safely installed and maintained.
- Make sure their property’s electrical installation is inspected and tested by a qualified and competent person at least every 5 years.
- Ensure there is adequate fire safety measures, including smoke alarms.
- Check if they need a Property Licence (HMO or Selective) and apply for one if they do.
- Provide an Energy Performance Certificate (EPC) for the property.
- Make sure their property meets the minimum EPC rating of “E” or register an exemption.
- Protect your tenant’s deposit in a government-approved scheme.
- Check your tenant has the right to rent your property.
